Tenant improvement projects involve a lot of players — city officials, architects, tenants and their vendors, landlords and their vendors, as well as the general contractor and their college.
It is the general contractor's responsibility to maintain the schedule, control the budget, and balance tenant and landlord needs. It's possible to achieve all this, and, on Iron projects, it's the norm!
Our detailed construction schedule identifies ALL work associated with completing the project; we even track (and coordinate) vendors for both the landlord and tenant, ensuring a seamless construction experience. Iron also prepares detailed budgets that provide tenants a "shopping list" for items in their space.
Tracking lease hold improvement costs, separate from capital improvement costs (right down to management, insurance and fees), is no problem with our state-of-the-art accounting system.
